Electrical Installation Condition Reports EICR
All landlords must have an EICR performed on any domestic or commercial property they rent out at the start of a new tenancy, and at least every 5 years thereafter. The assessing electrician makes a visual assessment first, then carriers out a series of checks on your electrical systems, noting any Code 1 immediately dangerous problems that must either be fixed immediately, or at least made safe, plus any ‘Code 2’ potentially dangerous problems and any ‘Code 3 (not unsafe) issues. Pimlico Electricians provide you with a copy of the report during the visit, along with a quote for any recommended Code 1, 2 or 3 remedial works recommended to bring your system up to standard.
The electrician will check that your fuse board is safe and meets current regulations i.e. does it have the necessary circuit breakers and RCD protection plus correct earthing on your gas-meter pipework, water pipework and radiators, to prevent fatal electric shocks. Your sockets, lights, switches wiring is also checked to ensure it is installed correctly. Portable appliances are not included in an EICR. This is a separate test. Depending on the size of the property, an EICR can take several hours.
PAT / Portable Appliance Testing
PAT or Portable Appliance Testing is the regular testing of any electrical appliances that can be moved and either connected or disconnected from an electrical supply, and has the potential to cause injury if not maintained in a safe condition. As a qualified ‘competent person’ Pimlico Electricians can carry out PAT Testing, to visually inspect and perform safety testing, to confirm (or otherwise) that all your portable electrical appliances are fully operational and safe to use in accordance with the above Health & Safety Regulations.
On completion of a successful PAT test we provide a report with a pass label for the appliance, showing the inspection date, when the next test is due, and the inspector’s signature. In the event of a failed test, we provide help, advice and recommendations on the report, along with a quote for any repairs if appropriate.
